Why Water Safety
Cannot Wait
Every year, preventable waterborne disease outbreaks sicken thousands of people in hospitals, hotels, and care facilities across the United States. Legionella Compliance was built to close the compliance gap — so facilities of every size can protect their occupants and defend themselves legally.
The Legionella Threat
Legionella pneumophila is a naturally occurring bacterium that thrives in warm, stagnant water systems — cooling towers, hot water tanks, decorative fountains, ice machines, and complex hospital plumbing. When aerosolized and inhaled, it causes Legionnaires' disease, a severe form of pneumonia with a case fatality rate of 10–25% in healthcare settings.
The CDC estimates 6,000–18,000 hospitalizations annually in the United States are attributable to Legionella exposure, making it the leading cause of reported waterborne disease outbreaks in the country. The true incidence is believed to be significantly higher due to widespread underreporting.
Beyond Legionella, building water systems harbor a range of dangerous microorganisms — Pseudomonas aeruginosa, Mycobacterium species, Naegleria fowleri, and opportunistic pathogens — that pose escalating risks to immunocompromised patients, the elderly, and infants who cannot mount robust immune responses.

The Cost of Inaction
Negligence in Legionella prevention has generated some of the largest environmental liability verdicts in U.S. history. Juries have consistently ruled against facilities that lacked documented Water Management Plans, citing failure to follow ASHRAE 188 and CDC guidelines as evidence of gross negligence.
Outbreak linked to cooling towers sickened 76+ individuals and caused 5 deaths across luxury buildings and museums, triggering intense regulatory actions.
Jury verdict after Legionella outbreak killed one resident and sickened multiple others. Facility had no water management plan on file.
Cooling tower outbreak sickened 138 people and killed 12. City and ownership faced enforcement actions and civil settlements.
Settlement after a post-surgical patient died from hospital-acquired Legionella. Investigation found inadequate water monitoring protocols.
Contaminated water linked to six Legionella-related deaths. Federal oversight, congressional scrutiny, and ongoing litigation.

The Regulatory Landscape
Regulatory pressure around water safety has accelerated dramatically since the publication of ASHRAE 188-2018, which established the first nationally recognized standard for Water Management Programs (WMPs) in building water systems.
ASHRAE 188
National standard mandating written WMPs for buildings with elevated risk profiles — including healthcare, hospitality, and multi-story residential.
CMS QSO-17-30-Hospitals
Centers for Medicare & Medicaid Services memo: all Medicare/Medicaid-certified facilities must maintain an active WMP or risk loss of certification.
ASSE 12080
Performance standard for Legionella Water Safety Management professionals, referenced in ASHRAE 188 and adopted by state health departments.
CDC ELITE Program
CDC's Endorsed Legionella Infection Threat Elimination program. Participation reduces outbreak risk and demonstrates proactive diligence.
What Legionella Compliance Does
Legionella Compliance was created by water safety professionals who saw firsthand how smaller facilities — clinics, assisted living centers, boutique hotels — were being left behind by expensive enterprise compliance software. We built a platform that makes ASHRAE 188 compliance accessible, guided, and affordable — starting at no cost.
WMP Wizard
Generate a complete, ASHRAE 188-aligned Water Management Plan through a guided interview — for free, forever.
QR Control Points
Print QR codes for every water system monitoring location. Techs scan and log readings from their phone.
Lab Report Uploads
Upload certified lab results and track microbiological trends over time — available on Pro and Enterprise tiers.
